CoA - Certificate of Acceptance third party reports
CoA (Certificate of Acceptance) is the Council's way of retrospectively acknowledging unconsented building work. When building work that requires a building consent has been undertaken without first seeking proper approvals, this can create issues relating to sale & purchase agreements, property valuations, insurances and can even lead to infringements enforced by the council to a maximum of $200,000. The CoA process can be confusing but we are there to support and guide you through the process.

BC - Building Consents
A building consent is a formal approval from a building consent authority to carry out building work in accordance with the approved plans and specifications. A building consent authority must grant a building consent if it is satisfied on reasonable grounds that the provisions of the building code would be met if the building work were properly completed in accordance with the plans and specifications that accompanied the application. We have extensive knowledge and experience when it comes to applications where we can provide the guidance throughout the process.

CCC - Code compliance Certificate
Once the job is completed and the final inspection has passed it's time to apply for a Code compliance certificate. A CCC is a formal statement confirming the building consent authority is satisfied that all building work has been completed in accordance with the building consent they issued. Several documents are required to be submitted to the authorities from personnel involved in the project.We can assist with the procurement of documents throughout the project and the submission of documents.

CPU - Certificate of Public Use
Relative to commercial projects only. Getting your building up and running when it's not quite finished, a CPU allows you to open a part of your building prior to getting the final tick of approval. A Public premises can only be occupied if a Code Compliance Certificate (CCC) has been issued or a CPU is in place. It is an offence to occupy or use a building without either a CCC or CPU. These certificates may apply to all or part of a building. You can apply for a CPU when a consent has been granted for building work in a building that is to be used by the public, but no code compliance certificate has been issued yet. This certificate enables the public to use the premises until a CCC is granted. Anyone who owns, occupies or controls premises intended for public use can apply for a CPU.

Safe and Sanitary reports
A third party (safe and sanitary) report is an independent report from a third party. The report verifies the condition of a building or building work carried out before 1 July 1992. The work may have been done with or without a building permit - at that time, there was no building consent process as we know it today.

Record of Exempt works
As the owner, you can place a record on your property file regarding work you believe to be exempt by completing this document. Exempt building work is not checked or inspected by Auckland Council. It is your responsibility to ensure that the work is exempt by seeking advice from a suitably competent person.

Introducing Johan
Johan is an experienced construction consultant with knowledge of both residential and commercial construction in Auckland, New Zealand.
Having been in the construction industry for 18 years, he has developed skills in carpentry, project & construction management, building regulatory systems and legislation.
Johan previously worked for the Auckland City Council as a Building Surveyor, before managing Multi Unit high density developments G.J Gardner Homes, Rabo Construct, Manukau Major projects.
Johan is a current qualified and registered building practitioner in Carpentry, spending more than 10 years on the tools, also achieving certificates in Carpentry Level 5 and Applied Technology. Johan also has a Diploma in Building Surveying.
Introducing Matthew
Matthew is an experienced construction consultant with knowledge in both residential and commercial construction in Auckland, New Zealand.
Matthew has an advanced understanding in the Building Act, Building Code and New Zealand and Australian standards. Matthew's strengths are in researching and developing compliance paths suitable for the job at hand.
Matthew previously worked at Auckland City Council as a building surveyor, undertaking inspections and auditing on high profile commercial and industrial building sites. Matthew has worked in the building industry for over 25 years developing skills in all aspects to suit the role as a consultant.
Matthew has a Diploma in building surveying.
